\nWhen you buy a home in the Seattle area, the goal is to find a house or condo that you\u2019ll love to live in, and that will also appeal to other buyers when it\u2019s your turn to sell. Think \u201cfunctionality and resale value.\u201d <\/em><\/strong>Many of the home features that you like for yourself will also be ones that create good resale value, but not always. It\u2019s important to have a very clear idea of what other buyers are looking for so that you can make the most informed decision possible before writing an offer on a home.<\/p>\n

Valuable Home Features:<\/h2>\n

  1. Good location.<\/strong> How close is it to popular amenities, schools, shopping, or freeways? What is its Walkscore rating<\/a>?<\/li>\n
  2. Open floor plan<\/strong> (or ability to create it).<\/li>\n
  3. Large kitchen<\/strong> with good cupboard or counter space (or room to create them).<\/li>\n
  4. Large master bedroom<\/strong> (or room to create it).<\/li>\n
  5. Master bath<\/strong>, or room to create one (this depends on price range and is more flexible in Seattle, where there are more older homes).<\/li>\n
  6. Good interior light<\/strong> (or ability to create it via skylights, adding windows, etc.)<\/li>\n
  7. Low noise.<\/strong> Even if you\u2019re not sensitive to it, much of your resale target market will be.<\/li>\n
  8. Not on an extreme slope<\/strong> (or at least with the parking spots in the driveway and part\/all of the yard not on a slope).<\/li>\n
  9. Good privacy<\/strong> (or ability to create it).<\/li>\n
  10. Off-street parking<\/strong> (this is more important on the Eastside, and in Seattle depends on price range).<\/li>\n<\/ol>\n

    When evaluating homes ask yourself: \u201cIs this feature changeable?\u201d<\/strong> For example, location is obviously not, whereas street appeal, floor plan, and interior light might all be changeable.\u00a0 Remodeling and updating issues are nearly always changeable.<\/p>\n
